If you’re selling your home, keep these important factors and steps in mind to get the most out of your sale:

Not Addressing Problem Areas

Your prospective buyers will likely have a home inspection done on your property and they’ll quickly identify areas that need repairs. If you try to hide these, you’ll only end up with problems later in the selling process when they are discovered.

Focusing Only on the Interior

Remember that you’re selling the entire property, including areas like the front curb and even the back alley or driveway. Buyers will look at all these areas, so you should make sure they’re well-kept and orderly, even if they aren’t the main focal points of your home. Having an overall well-maintained property will help show buyers that your home is always well maintained.

Doing Everything Yourself

Successfully selling your home is a team effort. This means hiring the best real estate agent in your area and working with other professionals like photographers, videographers, cleaning crew, and landscapers, to get your home looking and showing, at its very best. It takes a village of professionals to whip your home into shape and show it off to everyone who comes to view it. Don't underestimate this aspect. Yes, it's a seller’s market in Brooklyn. Yes, inventory is low. However, buyers are as savvy as ever.

How to Make a Small Room Look Larger

Homebuyers are looking for a home that is large and open. Some rooms in your home, such as a bedroom or a kitchen, may be small. There are ways to make these areas appear larger and more attractive to potential homebuyers and they don’t require a lot of money or time.

Hang a large mirror in the space. Decorative mirrors can be a great focus point in a space, and make a room appear more bright and open.

Remove any unnecessary furniture.

Use bright colors. Dark and bold colors can make a room appear closed off and gloomy. Plus, bright colors, such as light blues, grays, and yellows are paint colors that can increase your home’s resale value.

Pull furniture away from the walls. This helps create an illusion of additional space in the area.

Leave windows opened and avoid large window treatments. This is just one more addition to the room that creates a cluttered look.

Go over your budget and decide how large of a house payment you can actually afford. Remember that other expenses come with homeownership including insurance, property taxes, and maintenance expenses. Also, talk to a lender and receive pre-approval before looking for a home to make the entire home-buying process go a little faster and smoother.

You Don’t Hire a Home Inspector

While purchasing a home can be expensive, one of the best investments you can make is to hire a home inspector. They look for any issues hidden in the home and for potential problems. By spending a few hundred dollars now, you can save yourself thousands of dollars later. I meet buyers who are about to make one of the biggest purchases of their life, yet, skimp on this one.
I encourage all of my buyers to do a home inspection to avoid any issues later on.
